One of the quickest and most cost effective way to create extra living space in your home area is by converting your garage into an additional room. Most people no longer use garages as intended for parking their car under cover, but tend to use their garage as a place to store household clutter that cannot be easily stored inside the home.

The space in a garage can readily be converted to living space within the home. An extra bedroom, home office, workshop or recreation room. Can all Garages be Converted?

INTEGRAL GARAGES – Most garages are attached to the house, so the space can become a usable part of the rest of the property by creating an internal door and by converting the inside to suit your particular requirements. Integral garages generally have a habitable room above and therefore are adequately insulated, with the exception of the floor, to comply with Building Regulations for converting to internal accommodation. DETACHED GARAGES – Even garages that are detached from the home can be easily converted into additional living space, although walls, floor and ceiling will probably require attention to comply with Building Regulations for converting to internal accommodation. These garages can be made into a grannie annex, guest annex, holiday accommodation. And if there is enough room, these could be extended. 

Is Local Authority Permission needed to Convert a Garage?

An application for approval under Building Regulations must be submitted for all garage conversions. We will do all the necessary drawings and submit your application at a cost of approx. £450.

Garage conversions do not generally require Local Authority planning permission because most properties have their Permitted Development Rights intact. Permitted Development is a category of work which can be undertaken without the need for planning permission. Garage conversions fall within this category most of the time, although there are some exceptions to this.
